Welcome to Casa Terza! Nestled in a vibrant, traditional Mexican neighborhood, our community is made up of local families, part-time and full-time residents, and travelers from around the world. We cherish this diversity and kindly ask that all guests show respect for Casa Terza neighbors and surroundings.
Enjoy snacks and drinks from the mom & pop stores nearby, and feel free to greet your neighbors with a friendly “Buenos Días,” “Buenas Tardes,” or “Buenas Noches.” Even a short chat is appreciated – many here have deep roots in the neighborhood!
Our rules and agreements are designed so that everyone – guests, visitors, staff, and neighbors – can enjoy a safe and welcoming experience at and around Casa Terza.
General
- You are expected to treat everyone – staff, guests, visitors, owners, and neighbors – with kindness and respect at all times.
- The administration is not responsible for lost items, injuries, or accidents.
- Use of all facilities is at each person’s own risk.
- Payment of any amount toward a reservation indicates agreement with all Casa Terza house rules, agreements, terms, and conditions.
Guest Registration
- All guests must provide valid identification (for example passport or driver’s license) and electronically acknowledge this agreement before entering the property.
- Maximum 2 guests per room.
- Only adults age 18 and over are permitted on site.
Building Access & Security
- Check-In: 3:00 pm | Check-Out: 11:00 am (To request alternative times, contact Casa Terza management at least 48 hours in advance for check-in and 24 hours in advance for check-out.)
- Access codes are provided for registered guest use only – keep them private for your own safety and don’t let anyone in the entry door behind you.
- Meet deliveries on the sidewalk.
- Common areas are monitored by security cameras for everyone’s safety
Visitors
- Each room may have up to 2 visitors onsite at a time. No more than 27 people onsite at any given time, including guests and visitors. Also see below in Gatherings.
- Visitors must follow all Casa Terza agreements.
- Guests must remain on-site with visitors and are responsible for their conduct.
- Visitors are to depart by midnight. If you’d like a visitor to stay later, send a photo of their ID to Casa Terza management.
Gatherings
- No more than 27 people permitted onsite at any given time, including guests and visitors.
- 9-Room Group Booking Exception: Group organizer may request a larger gathering with Casa Terza management. Management will provide a questionnaire which must be completed at least 14 days in advance and, if approved, an addendum contract and additional deposit are required.
- Quiet Hours apply (below) and noise or music must never disturb other guests or Casa Terza neighbors.
Quiet Hours
- Quiet hours from 10:00 pm to 8:00 am.
- Noise or music should never disturb other guests or Casa Terza neighbors.
- Please keep in mind that many Casa Terza neighbors start their mornings early for work.
- If police visit, guests and visitors may be required to vacate premises. Guests may not receive a refund for unused portion of stay.
Building and Common Areas
- Casa Terza is not suitable for individuals with mobility issues as there are no rooms at street level. Entrance and rooms are accessible only by stairs.
- Pools and terraces are shared by all guests.
- A 4-room Group Booking may have private use of the 3rd level terrace and dipping pool.
- Keep room furnishings, dishware, and glassware inside your room. Plastic cups are provided for use outdoors.
- Keep common area furniture on its level (pool level, 2nd level, 3rd level).
- Turn off the air conditioning when you leave your room. Keep the ceiling fan on to manage humidity and keep the room comfortable.
- All restrooms can handle toilet paper, but please avoid flushing excess amounts or any other items (such as hygiene products, food, or condoms)
- Keep common areas clean and leave areas pleasant for the next person.
Smoke-Free Environment
- Casa Terza is a smoke-free property (including e-cigarettes and vaporizers).
- Smoking is not allowed anywhere onsite -- this includes terraces, common areas, rooms, pools, and stairs.
- 9-Room Group Booking Exception: Group organizer may designate smoking on one or more of the terraces. (Request ash trays from management.) Do not allow smoke to enter a room. Keep doors closed while smoking.
- Smoking is never allowed inside any room. Damages deposit will be charged if smoking occurs inside.
- Smoking is allowed on the bench outside the green door.
Pool Etiquette
- Pool hours: from 8:00 am to 10:00 pm.
- 9-Room Group Booking Exception: Group organizer may permit pools to be used anytime however quiet hours must be observed.
- Pools are shared by all guests (unless a 4-room booking reserves 3rd level for exclusive use, in which case a sign will be visible).
- Swim attire is required at all times.
- No glass of any kind (such as containers or bottles) in common areas.
- Do not hang clothing, towels, or swimsuits on railings or furniture except on designated railing balls outside rooms and on railings.
- Rinse off before entering the pool. The main pool is saltwater which is gentle on skin but may affect swimwear and jewelry. For best care, saturate your swimsuit with fresh water before and rinse after swimming.
Animals & Wildlife
- For the comfort and safety of all, no animals are allowed on the property, including pets, service animals, or strays.
- Local wildlife – for example iguanas or chickens – may wander nearby. Feel free to take photos, but please do not feed or interact with them. If you need assistance, contact Casa Terza management.
Luggage & Storage
- Please keep luggage in your room at all times.
- For everyone’s safety, staff cannot store luggage or personal items. To request secure storage before check-in or after check-out, contact your host well in advance to make arrangements.
Cleanliness & Trash
- Damages deposit will be charged if extra cleaning is necessary due to glitter, make-up, self-tanner, etc.
- In tropical climates, food waste attracts pests. Do your part to prevent pests.
- Store food waste in the fridge, use common area trash bins, or place bagged trash directly in the green bin on the street.
- All trash should be tightly bagged before being placed in the green bin.
Parking
- We strongly advise guests and visitors use ride apps, taxis, or private drivers rather than attempting to park a car near Casa Terza. The building has no parking spaces and street parking is rarely available.
- Pick-up and drop-off is best in front of Casa Terza's garage doors, rather than at the corner store intersection.
